Best Pittsburgh Neighborhoods for Condos in 2026
The best neighborhood for a Pittsburgh condo depends on what you want: walkable city living, the lowest fees, the most space for the money, or a quiet suburb near work. Here are our picks by buyer type, based on condo sales over the past 12 months.
Best for Walkable City Living
- Downtown Pittsburgh: 81 sales, $382,000 median, $681 median fee. High-rises and loft conversions near offices, the Cultural District and Point State Park. Condos took a median 75 days to sell, so buyers often have room to negotiate. Several newer buildings have tax abatements.
- Strip District: newer loft and mid-rise buildings like Penn 23, The Refinery and Forte, steps from the riverfront trail and Penn Avenue markets.
- Shadyside: 64 sales, $306,250 median. Walkable Walnut Street shops and restaurants, and a mix of historic and modern buildings.
- Lawrenceville: 19 sales, $725,000 median and a modest $250 fee. Larger newer townhouse-style condos along Butler Street, with every sale closing at full list price.

Best for Low Condo Fees
- Cranberry Township: $145 median fee, the lowest of any busy market, on a $351,000 median price.
- Moon Township: $163 fee and a $299,000 median, close to the airport and Robinson shopping.
- Robinson Township: $180 fee, $292,450 median.
Best Value
- Bethel Park: $208,750 median, the most affordable busy market, with a $242 fee.
- Monroeville: $240,000 median, $185 fee and a quick 22 days on market.
- Oakland: $280,000 median near the universities and hospitals; fees are high ($1,000 median) because many buildings include utilities and staff.
Fastest-Moving Suburbs
If you’re selling, these markets moved quickest: Fox Chapel and O’Hara (14 days), Murrysville (16), Monroeville (22), Wexford and Pine (23) and Mt. Lebanon (24). Buyers there should be pre-approved before they tour.
Best for Luxury and Space
- Fox Chapel and O’Hara: $650,000 median for 2,743 sq ft, with sellers getting full list price.
- North Shore and North Side: $607,500 median for riverfront and stadium-district living.
- Warrendale and Marshall: $396,500 median for nearly 2,000 sq ft and a $180 fee.
