Pittsburgh Condo Fees Explained: What HOA Fees Cost and What They Cover
The monthly condo fee (also called the HOA fee or association dues) is one of the biggest differences between Pittsburgh condos. In the last 12 months, the median fee on condos sold in the Pittsburgh area was $280 a month, but it ranged from under $150 in some suburban townhouse communities to well over $1,000 in full-service city high-rises.
Pittsburgh Condo Fees by Building Style
| Building style | Sales | Median monthly fee | Typical range (middle half) |
|---|---|---|---|
| Townhouse-style | 589 | $175 | $125–$278 |
| Ranch / patio homes | 104 | $300 | $184–$380 |
| Garden (low-rise) | 60 | $368 | $270–$528 |
| Mid-rise | 145 | $561 | $392–$750 |
| High-rise | 133 | $904 | $644–$1,092 |
What Pittsburgh Condo Fees Usually Cover
- Townhouse and ranch communities: lawn care, snow removal, common-area upkeep, the master insurance policy and often roofs, siding or exterior maintenance. Utilities are usually separate.
- Mid-rise and high-rise buildings: everything above plus elevators, building staff or a concierge, security, heating and cooling of common areas, and often heat, water, sewer and trash. Some include a parking space, fitness center, pool or cable and internet.
- Every association: a share goes to reserves for future repairs. Healthy reserves help prevent special assessments and help buildings qualify for FHA and VA loans.
Condo Fees by Neighborhood
Among areas with at least 20 sales, the lowest median fees were in Cranberry Township ($145), Moon Township ($163), Robinson ($180), Warrendale and Marshall ($180) and Monroeville ($185). The highest were in city neighborhoods with large high-rise buildings: Oakland ($1,000), Mount Washington ($767), Downtown ($681), Squirrel Hill ($635) and Shadyside ($591).
A Higher Fee Isn’t Always a Worse Deal
A $900 fee that includes heat, water, a garage space and a doorman can cost less overall than a $300 fee plus separate utilities, parking and your own exterior repairs. Lenders count the full fee when you qualify, so compare buildings on total monthly cost: mortgage, fee, taxes and HO-6 insurance. Our condo mortgage calculator includes the fee.
