City vs. Suburbs: Similar Prices, Very Different Fees
City and suburban condos sold at almost the same median price, but they’re different products. City condos are mostly mid-rise and high-rise buildings with elevators, doormen, garages and amenities, so they cost more per square foot ($261 vs. $192) and carry fees about three times higher. Suburban condos are mostly townhouse-style and ranch-style communities where the fee covers lawn care, snow removal and exterior upkeep. City condos also took longer to sell: 54 days compared with 31 in the suburbs.
Pittsburgh Condo Prices by Bedrooms
- 1 bedroom: $160,000 median (125 sales)
- 2 bedrooms: $268,000 median (395 sales)
- 3 or more bedrooms: $391,000 median (518 sales)
Three-bedroom condos were the most common sale, which reflects how many suburban townhouse communities around Pittsburgh are built for families and downsizers who want space without yard work.
Busiest Condo Markets
Cranberry Township led with 149 condo sales at a $351,000 median, followed by Wexford and Pine (133 sales, $360,000), Moon Township (93, $299,000), Downtown Pittsburgh (81, $382,000), Oakland (72, $280,000) and Shadyside (64, $306,250).
Where Condos Sold Fastest
Among areas with at least 20 sales, condos went under contract fastest in Fox Chapel and O’Hara (14 days), Murrysville (16), Monroeville (22), Wexford (23) and Mt. Lebanon (24). Downtown condos took the longest at a median of 75 days, which gives buyers more room to negotiate there.
What This Means for Buyers and Sellers
- Buyers: well-priced suburban townhouses still move in about a month, so be pre-approved and ready. In the city, longer market times mean more room to negotiate, but compare buildings on total monthly cost, including the condo fee.
- Sellers: pricing matters more than ever in buildings with higher fees, because buyers qualify on the mortgage plus the fee. Have your HOA documents ready before you list.
